  • Red Velvet Cake recipe
    1. Preheat oven to 170C

    2. Place 500g cake mix, 195g water and 100g

      vegetable oil into a bowl and mix on slow

      speed for 5 minutes

    3. Pour into a greased 20cm baking tin and

      bake for 50 minutes

    4. Once cooled, ice your cake

  • Icing recipe

    3 cups icing sugar 

    50g butter, softened

    2 tbsp milk, or water

    1. Using a wooden spoon, combine icing sugar, butter and milk in a medium bowl and mix until smooth. Add a little extra milk or water as needed for a glossier consistency

    2. Spread icing over your completely cooled cake

    3. Enjoy!

    1)By entering into a Sale and Purchase Agreement for a home that is eligible for this promotion, you (as purchaser) are deemed to have accepted the following terms and conditions.

    2)Subject to and in accordance with these terms and conditions, this promotional offer is open to Fletcher Living customers who have signed a legally binding Sale and Purchase Agreement for a Fletcher Living home, at one of our locations in Auckland or Christchurch (but excluding those stated below to be excluded and not eligible homes for this promotion), on these terms and conditions and during the promotion period referred to in clause 3 below.  Homes that fall into the following categories are excluded from and not eligible for this promotion:

    a)Apartments at The Hill, Remuera.

    b)any pre-sale agreement for the sale and purchase of a new home off the plans where the settlement date is targeted by Fletcher Living for occurring after 30 June 2026.

    Employees of Fletcher Living and Fletcher Building are eligible if they comply with the eligibility terms and conditions of this promotion.

    3)To qualify for the offer described in clause 4 below:

    a)you must have signed and entered into a legally binding Sale and Purchase Agreement to purchase an eligible Fletcher Living home between 2 February  and 31 March 2026 (inclusive), with settlement to occur no later than 30 June 2026 (save where there are delays which result in settlement occurring after 30 June 2026 which are not due to any act, omission or other default by you under the Sale and Purchase Agreement); and

    b)you must settle on the purchase of an eligible Fletcher Living home in accordance with the terms of the Sale and Purchase Agreement.

    4)If you qualify under these terms and conditions and no alternative agreement has been reached between you and Fletcher Living (such alternative agreement being at Fletcher Living’s sole discretion) you are eligible to receive a cash gift payment of $10,000, paid as a single payment following settlement when you purchase one of Fletcher Living’s eligible homes. Payment will be made to the purchaser’s nominated account once settlement is confirmed by our solicitors and can take up to 15 working days to process. The funds may take up to 5 working days to show in the nominated account once the payment has been processed by Fletcher Living. For clarity, if settlement of the purchase of your Fletcher Living home does not occur you are not entitled to receive the payment. Eligibility to receive the payment under this promotion only arises once settlement occurs.

    5)Customers must supply a proof of account document in order for Fletcher Living to set up the payment. 

    6) Only one promotional offer per qualifying signed Sale and Purchase agreement for an eligible individual home is permitted. You will be eligible to receive the payment once settlement has been completed, subject to and in accordance with these terms and conditions. If you fail to settle the Sale and Purchase Agreement, Fletcher Living reserves the right to retain the full value of the deposit you have paid pursuant to the terms of the Sale and Purchase Agreement.

    7)Fletcher Living’s decision in relation to any aspect of the promotion is final and no correspondence will be entered into.

    8)Fletcher Living reserves the right to vary any of the terms or conditions applying to this promotion or to modify, extend, terminate, suspend or reschedule this promotion.

    9)Unless Fletcher Living determines otherwise, this promotion is not valid in conjunction with any other promotion that Fletcher Living may be running concurrently.

    10)To the maximum extent permitted by law, Fletcher Residential Limited, trading as Fletcher Living, and its related companies, employees and agents, will not be liable for any loss, damage, personal injury or cost (including but not limited to your legal and tax obligations and liabilities, loss of profits, direct loss, indirect or consequential loss) suffered by any person arising directly or indirectly out of or in connection with this promotion or accepting the promotional offer payment.

    11)Any tax obligations arising in regard to receipt of the one-off lump sum payment are the entire responsibility of the purchaser. Fletcher Living makes no representation as to the tax liability of the purchaser participating in this promotion and accepting receipt of the payment. The purchaser is responsible for any taxes and fees that may be levied or required to be paid by any law or government taxing authority in connection with this promotion. No tax invoice will be issued in respect of any payment made.

    12) All personal information collected as a result of this promotion will be stored by Fletcher Living in accordance with the Privacy Act 2020. Fletcher Living may use your personal information to conduct the promotion and for its own future promotional and publicity purposes.     13)The Promoter is Fletcher Residential Limited trading as Fletcher Living.

  • Resident referral offer
    1. 1. The Residents Referral Promotion is correct from the date of publication but may change at the absolute discretion of Fletcher Residential Limited (trading as Fletcher Living) at any time. However, if an existing resident (the Referrer) has referred a qualifying purchaser (the Referred Party) pursuant to this promotional offer, and the scheme changes after the date of referral, Fletcher Living will honour the commitment to the Referrer provided the Referred Party confirms all purchaser conditions and pays the agreed deposit on the purchase of a home from Fletcher Living.
      2. A Fletcher Living home resident acting as the Referrer (and the party they have referred to Fletcher Living under these terms shall be referred to as the “Referred Party”) who complies with the following conditions may receive a payment to the value of $1,500 subject to these terms and conditions, namely:
      a. the Referrer must be an individual person(s), not a company;
      b. the Referrer must be currently living in a home built by Fletcher Living;
      c. the Referrer must give Fletcher Living written notice identifying the Referred Party (and providing Fletcher Living with the Referrer’s name, contact details and address of the Fletcher Living home where they reside, the Referred Party’s contact details and confirmation that the Referred Party is aware of and consents to such contact details being shared with Fletcher Living as part of this Promotion and for Fletcher Living to use these contact details to get in touch with the Referred Party about their interest in a new home);
      d. The Referrer is not eligible under any other referral programme being run by Fletcher Living; 
      e. The referral is made by the Referrer within the promotional period set out at clause 3; and
      f. The Referred Party must enter into a contract with Fletcher Living on the purchase of a new Fletcher Living home, confirm all purchaser conditions and p ay the agreed deposit for the Referrer to qualify for the payment.
      3. The promotional period begins on 2 February 2026 and ends on the 31st of March 2026.
      4. Only one (1) payment of $1,500 will be made by Fletching Living in respect of any eligible purchase settled by the Referred Party. For clarity, only one payment of $1,500 will be made for an eligible purchase of a Fletcher Living home, regardless of the number of Referrers claiming payment or the number of Referred Parties involved in the particular house purchase to which the payment relates.
      5. A Referrer can refer an unlimited number of Referred Parties under this Promotion (during the promotional period stated at clause 3 above) provided that this is subject to clause 3 and the Referrer will only be eligible for one payment per settlement of an eligible purchase by a qualifying Referred Party.
      6. The Referrer will be asked to provide proof of address to prove they currently reside in a home built by Fletcher Living. Acceptable examples of proof of address are as follows, dated within the 12 months prior to the referral:
      1. Utility bill
      2. Statement/correspondence from a financial institution
      3. Insurance policy document
      4. Unexpired rental or tenancy agreement
      5. Correspondence from a New Zealand government agency containing a unique reference (such as IRD number, Client File Number or Tenancy Bond reference number).
      7. Payment will be made to the Referrer 14 days after the Referred Party has satisfied their contractual conditions under the agreement for sale and purchase and have paid their deposit.
      8. The payment is subject to compliance by the Referrer and the Referred Party with these terms and conditions and is not transferable, exchangeable for a discount or rebate on the purchase price unless agreed to by Fletcher Living at its absolute discretion in all respects.
      9. Continuation of the Promotion is at the sole discretion of Fletcher Living.
      10. The Fletcher Living Referral Program excludes all Fletcher Living staff.
      11. Unless Fletcher Living determines otherwise, this promotion is not valid in conjunction with any other promotion that Fletcher Living may be running concurrently.
      12.
