We're making steady progress toward bringing The Hill neighbourhood to life. Here's what we've accomplished recently, what's happening now, and what's coming up over the next few months.
Recently Completed
- Major land development and civil infrastructure works across The Hill are finishing very soon, marking an important transition into the residential construction phase.
- The Marua Road water main upgrade has been completed, delivering improved water infrastructure for both The Hill and the surrounding neighbourhood.
- Lower Derby Downs and associated road upgrades are now complete, with new streets helping to improve local connectivity.
- Temporary site fencing and hoarding in key areas have been removed as homes reach completion, improving streetscape visibility and signalling the neighbourhood taking shape.
- The first homes along Great Northern Terrace are now complete and available for viewing, providing a tangible milestone as residents begin to see the community emerge.
- Construction of the Belvedere Apartments continues to advance above ground, with visible progress across the site.
- New street signage has been installed throughout the development, reflecting local cultural and equestrian heritage through collaboration with iwi and community stakeholders.
- The Hill Experience Centre remains open 7 days, 10am–4pm (Tuesday 12pm–4pm), or by appointment.
Currently Underway and Coming Up
- Construction at the Belvedere Apartments continues to progress above ground, with visible structural works advancing and ongoing crane operations supporting building activity as the development moves through its next phase.
- Major intersection upgrades and civil infrastructure works across the site are now complete, including the Marua Road water main upgrade and associated utility improvements. With land development works finishing, construction activity is transitioning into a more contained residential building phase.
- Residential construction is continuing across Great Northern Terrace, with homes now complete and available for viewing and further lots progressing through various stages of build. Upcoming works include new home construction on additional stages and continued apartment construction throughout 2026.
- Final landscaping and native planting works are continuing through March 2026, contributing to the neighbourhood’s streetscape and shared green spaces.
- Sales activity remains steady across the development. At Belvedere Apartments, almost 50% of homes are sold, with a further two conditional agreements in place. Within The Residences, Lots 49 and 53 are sold, while Lots 52 and 55 are currently under contract. Open homes at completed properties continue to attract consistent interest from prospective buyers.
- The Hill Experience Centre remains open for viewings, with inspections available during open hours or by appointment.
