What's Happening Now and Next
We're making steady progress toward bringing The Hill neighbourhood to life. Here's what we've accomplished recently, what's happening now, and what's coming up over the next few months.
Recently Completed
- The flush median installation for the road widening north of Abbots Way is complete, making it easier for neighbours to turn into their driveways in the area.
- The underground water main installation is complete, providing long-term infrastructure benefits for The Hill and surrounding properties.
- The northern hoarding has been taken down, opening up views around the site while maintaining safety standards.
- Night works for the water pipe installation on Ladies Mile and Peach Parade are complete.
- All new street signs are in place, featuring names that reflect our site's rich cultural and equestrian heritage, which were developed through a collaborative process with local iwi, Auckland Thoroughbred Racing, and local community stakeholders.
- The second half of the Lower Loop Road (Derby Downs extension) is complete.
- Piling and foundation works at Belvedere Apartments are complete.
- Four Standalone homes (3-4 bedrooms) on the trackside are now complete and available for viewing. The Hill Experience Centre is open 7 days: 10am-4pm (Tuesday 12pm-4pm) or view by appointment
Currently Underway and Coming Up
- Construction at Belvedere Apartments has reached a significant milestone with the building now taking shape above ground level. The foundations and basement floor slab are complete, and precast wall panels are being installed. Mobile cranes are operational, supporting basement structure work as the development moves into its next phase, with tower crane installation scheduled for December 2025.
- Work on the Ladies Mile and Abbots Way intersection upgrades is progressing well, with main works finished and minor streetlight adjustments continuing through November. Stop-go signs will be used to control traffic flow.
- Trackside hoarding removal is ongoing, emphasizing the strong link between our development and the site’s horse racing heritage.
- Intersection improvements at Ladies Mile and Derby Downs Place commenced in late October, with completion expected by December.
- Water main upgrades on Marua Road began in late October, with completion expected by the end of Janurary 2026.
- All remaining land development works are on track for completion by February 2026.
- The landscaping phase is scheduled to run from February to March 2026.
- Marketing of the first homes is now underway, with construction set to continue through 2026 and beyond.
- 4 bedroom Standalone homes with double car garaging located on Ladies Mile are currently under construction, with the first homes completed approximately March 2026. Viewing is available by appointment.
